A PLACE TO BELONG & SHARE SO MUCH

If you want to exhibit your fine art and photography (paintings, sculpture, prints, photos etc.), and join others in running an art gallery your way, this is one affordable way to do it.

This proposal is not just about selling your art in a gallery. That's just one part of it. It's also about a center to expand your scope or narrow your focus, share concepts, improve techniques and learn something new about your medium -- and through those things, about life. This would be a fertile place to grow your vision through authentic exploration and community.

This space can accommodate a number of artists who can share the walls, hours and expenses (and members may share a membership).

A NICE GALLERY IN A NICE TOWN, CLOSE TO NYC

Boonton, New Jersey, "Gateway to the Highlands". The gallery is in the heart of Historic Main Street with its thriving Art District boasting 14 galleries and studios (scroll down on this page to see a list).
30 miles due west of NYC, just off Rt. 287 (via Routes. 80 & 23), and within walking distance of the NYC bus and train.

A total of 150 linear feet of wall space
10-foot ceilings
Track lighting
A large flat file with 10 drawers for prints sized up to 36" x 48"
Two print bins to display matted photos (one small, one large), and you can bring your own.
Bathroom
Small refrigerator
14 linear feet of large windows facing Main Street
Street-level entryway, no steps.
Yellow curb out front for loading and unloading art (that also helps with visibility, since no cars or trucks park out front).
Overhang at the doorway to keep art dry while loading in & out.
Free 2-hour parking on the street and in a lot around the corner, or $1 per day in that same lot, or purchase an annual parking permit (I think that can be a shared tag).

SALES

Each artist could collect 100% of the sale price including tax.

LEASE

The lease is currently in my name. I'd be open to someone taking it over, either an individual or an organization could be formed to assume all.

Immediate occupancy, first month's rent due January 1, 2026. The lease may be renewed on September 1, with a 2-year option to renew at a small rental increase. (Future rent to be negotiated after that. The landlord has been progressive, attentive, and cooperative.)

EXPENSES

Security Deposit will be paid by the current gallery tenant (Compton Gallery).
Members can vote to contribute a percentage of sales for other expenses such as advertising, refreshments for opening receptions etc. or to offset rent.
&/or members can just contribute to agreed-upon misc. expenses as they arise.

TOTAL COST FOR THE ENTIRE SPACE INCLUDING OVERHEAD EXPENSES (to be split among members): $1,100/mo.

RENTAL FEE: for the entire space is an affordable $900/month, to be split among members any way you decide (and members could split a membership).
UTILITIES: (heat/cooling/electricity) approx. $150/mo.
LIABILITY INSURANCE (in case of injury) $50/mo.

OPTIONAL COSTS:

INTERNET: $75/mo. Helpful for WIFI for video presentations, instructional workshops, ZOOM, critques, photo films and documentaries etc.
WEB SITE: $200 per year for hosting on GoDaddy. It is simple to administer. I can set that up and administer it, and/or show someone how to use it, or you can have it hosted somewhere else.
PHONE: for around $10-15/mo. someone could purchase a phone number with voicemail. (GoDaddy offers that through my web hosting plan, and it rings on my cell phone).
SIGN: There is a sign that can be covered with a new one and installed outside, and there are two lights shining on it.
